Have a pre-listing home inspection

You may cross your fingers and hope that the buyer’s inspector will do a poor job. But knowledge is power. My clients who have had a pre-listing inspection have had smoother transactions. They were able to address the issues any competent inspector would have found anyway and avoided last-minute expensive repairs. Would you rather find out after you are under contract that your water heater is shot, or would you prefer to advertise from the beginning that the house comes with a new one?

Carry out the market preparation plan

I prepare a unique plan for every house I list. It includes basics like cleaning, but also detailed instructions about repairs, furniture arrangements, colors, even changes in hardware and where to put your trash can. Taking this advice will improve your chances of success.
