No Stone Left Unturned

In a market that still does not have enough available homes, I have to get creative to find my clients "the one." Have you have heard the story of how I found my own house in Memphis? Living out of state at the time, I turned to the Memphis chapter of the American Institute of Architects' publication A Survey of Modern Houses in Memphis. I looked up each profiled house to see if it was currently on the market and in our price range. We were very fortunate to find our future home among its pages. I have treasured every day in this modern house—a feeling I want for you too!

Sometimes I have to look a little further afield than a book or the MLS to find the right house for a client. Recently, I was asked to find a a modern home with a pool within a strict commuting radius. Nothing currently for sale would work, but I knew of one unlisted house that could—if only the owners would sell. I wrote them a note, not sure they would even reply. They called me within minutes of opening their mail! Just by taking a chance with my best handwriting and a stamp, we were able to strike a win-win deal on this gorgeous home.

Just this week, another house-hunting method bore fruit: networking. I enjoy cultivating collaborative relationships with other Realtors. To help my clients find "the one," I let other agents know what we're seeking. In this case, a colleague had heard from another agent that she had clients thinking of selling a midcentury home with amazing original woodwork. My colleague shared the news with me, I reached out to the agent, and my clients made a successful offer within hours of my receiving that tip.
