Staging to sell

Part of my service to sellers is providing the assistance of a professional home stager. Properly prepared and staged homes tend to sell faster and for a higher price. A midmod ranch house I listed at the end of December is a great example of this.

My clients had taken great care of the house and made some valuable improvements. However, I thought the floor plan might confuse buyers, and confused buyers don't buy!

The sellers were using this front room as their primary bedroom, as the prior owner had. It is just off the foyer where buyers would expect to find a living room. It has a vaulted ceiling, fireplace, and large windows. They were using a room at the back of the house as a living room, but it was only accessible by walking through the kitchen. That felt odd. The front room was clearly the original living room and the back room a later addition. The back room is very large and has an attached bath and walk-in closet as well as built-in cabinetry and a fireplace. This made it an ideal private primary retreat.

So we switched them!

Switching the rooms' purpose created a more practical and welcoming layout. In the primary suite, we created sleeping, reading, and work areas. We also turned the empty 7x12 closet into a lovely dressing room. This changed "what do we do with this?" to "look at this!" In the living room, we simply emphasized the beautiful windows and fireplace. The result? Multiple offers and happy clients!
